Commission is calculated on the net booking amount and invoiced monthly. Everything is agreed in writing before we start — you approve the pricing strategy and can block your own dates anytime.

We evaluate realistic revenue for your unit and send a written proposal: commission, services, what we’d change.
3. Onboarding
Listing setup or takeover, pricing strategy, photo checklist, keys and access — usually within a week.
4. We run it, you check the payouts
Bookings, guests, cleaning and maintenance are on us. You get a monthly statement in English.

How much does property management cost in Vlorë?
Between 15% and 20% of net booking revenue for full management, depending on the property and what’s included. Co-hosting on your own listing starts from 10–15%. No setup fee and no fixed monthly cost unless you add winter care.
Do I keep control of my listing and calendar?
Yes. With co-hosting the listing stays 100% yours. With full management we create or optimise it, but you approve everything and can block dates for personal use anytime.
I don’t speak Albanian — how do we communicate?
In English (or Italian), on WhatsApp, email or calls. Quotes, reports and the monthly statement are all in English.
What if my apartment sits empty in winter?
That’s normal on the Riviera. We can switch the unit to winter care — weekly checks, airing, bill payment — or market it to mid-term winter guests such as remote workers and long-stay retirees.
Can you take over an existing listing with reviews?
Yes. We take over existing Airbnb or Booking listings without losing reviews, audit pricing and photos, and sync the calendar so nothing gets double-booked.
Who pays for cleaning — me or the guest?
In most setups the cleaning fee is charged to the guest directly on the platform, so standard turnovers cost you nothing. We configure this correctly from day one.
